Mold remediation in Oviedo

Mold almost always starts with a moisture problem: a slow leak, an A/C drain line, or water that came into the house and never fully dried. Rose Restoration Specialist finds the moisture source, separates the work area from the rest of your home, removes affected materials, and documents the work.

Rose is led by Shawn Shields, Florida Mold Remediator, license MRSR4970. You can verify the license with Florida DBPR before you call.

Containment separates the work area from the rest of the home.

Before you do anything

  • Don't scrub, sand, or paint over suspected growth. That can spread it.
  • Don't point a household fan at it.
  • If there's an active leak, stop it only if it's safe.
  • Limit traffic through the area until it's been looked at.

Why Oviedo homes see mold after water events

Oviedo sits between the Little and Big Econlockhatchee rivers, with Lake Jesup to the north. In 2022, Hurricane Ian's rainfall pushed both Econ rivers out of their banks. Local and NOAA reports describe water entering homes in low-lying neighborhoods such as Twin Rivers, Oviedo Forest, and Ekana Green, plus flooding in the Black Hammock area near Lake Jesup. Homes that took on water can have materials behind walls or under flooring that stayed wet longer than anyone realized.

Even without a flood, Orlando-area humidity means that a small, steady leak under a sink, behind a refrigerator, or at an air handler can be enough. Musty odors, staining on baseboards, or bubbling paint are common signs.

How Rose approaches a mold job

  1. 1Find the moisture problem. We document the affected area, moisture conditions, and any written assessment or protocol you already have.
  2. 2Protect unaffected areas. We use containment and HEPA-filtered air management when the conditions call for it.
  3. 3Remove and clean. We remove non-salvageable affected material and clean remaining surfaces according to the authorized scope.
  4. 4Dry and record. The moisture source is corrected or referred, the area is dried, and the completed work is documented.

Assessment and remediation are separate jobs

Florida licenses mold assessors and mold remediators separately. If you want testing or a clearance check, an independent licensed assessor does that. Rose performs remediation, and if you already have an assessor's written protocol, we work from it. We won't tell you something is a specific type of mold or make health claims. That isn't our role.

Who you'll work with

Shawn Shields has 15 years of restoration experience and leads every Rose job. We also handle water damage and storm cleanup, which is often where mold problems start. See our service areas or mold remediation in Winter Springs.

Oviedo mold questions

Do I need a mold test first?

Not always. Visible growth tied to a known leak may not need testing to plan remediation. If you want testing or a clearance check, use an independent licensed mold assessor.

My house flooded during Ian and was dried. Could there still be mold?

It's possible if some materials didn't fully dry. Musty odor, staining, or recurring dampness are reasons to have it looked at.

Can I verify your license?

Yes. Shawn Shields, Florida Mold Remediator MRSR4970. The DBPR verify link is on our About page.

Will insurance cover mold?

Your insurer decides coverage. Rose documents what was found and what was done.
