Mold remediation in Winter Springs
If you've found mold, the first question is where the moisture is coming from. Rose Restoration Specialist traces the source, contains the affected area, removes what can't be saved, and documents the job from start to finish.
Rose's mold work is led by Shawn Shields, Florida Mold Remediator, license MRSR4970. Verify it from our About page.

Remediation, not testing
Winter Springs has several companies that focus on mold testing. Rose's role is different: we do the remediation. Florida licenses mold assessors and remediators separately, and an assessor can't remediate a building they assessed in the past 12 months (and the reverse). If you want sampling or a post-remediation clearance check, hire an independent licensed assessor. If you already have their written protocol, we'll work from it.
Where moisture comes from in Winter Springs homes
Winter Springs sits on the south shore of Lake Jesup, with Howell Creek, Gee Creek, and Bear Creek running through it. During Hurricane Ian in 2022, county officials reported flooding along Howell and Gee Creeks, and roads near the creeks and Lake Jesup were closed. Homes that took on water, or sat in saturated ground for weeks, can hold moisture in walls and flooring long after things look dry.
Day to day, the sources are more ordinary: a slow drain-line leak, a sweating A/C line in the attic, a shower pan, or a laundry room where a dryer vent isn't venting properly and adds humid air.
What Rose does
- 1Identify moisture. We document visible growth, moisture readings, and the likely source.
- 2Contain. We separate the work area and use HEPA-filtered air management when needed.
- 3Remove. Affected porous material is removed as authorized, and remaining surfaces are cleaned.
- 4Dry and document. The area is dried and the work is recorded with photos. The source is corrected or referred.
If a dryer vent is part of the moisture problem, we also offer air duct and dryer vent cleaning.

Winter Springs mold questions
Should I bleach it?
Don't scrub or bleach suspected growth before it's assessed. Disturbing it can spread material, and it doesn't fix the moisture.
Do you test for mold?
No. Rose is a licensed remediator. For testing or clearance, use an independent licensed mold assessor. We'll follow their protocol.
Will insurance pay?
We document damage for your records. During the job, Rose photographs the damage, takes moisture readings, and records the scope of work performed. We'll show you the readings as we go. When the work is done, you get written documentation you can share with your adjuster. Coverage decisions belong to your insurance carrier.
