Water damage restoration in Sanford

Sanford homes face the usual indoor leaks, plus a risk most of the Orlando area doesn't have: Lake Monroe and the St. Johns River. Rose Restoration Specialist removes water, measures how far moisture spread, dries the structure, and documents the work.

Our phone is answered 24/7, and a crew is available 24/7. Call 407-308-5796.

Opening the lower wall lets a soaked cavity dry.

Before we get there

  • Shut off the water main if the source is inside the home and you can reach the valve safely.
  • If river or lake water came in, treat it as contaminated: wear boots and gloves and keep kids and pets out.
  • Don't run the HVAC if the air handler or ductwork got wet.
  • Take photos of every affected room.

Sanford's slow-rising water

After Hurricane Ian in 2022, the St. Johns River at Sanford broke a record that had stood since 1953. The river kept rising for more than a week after the rain stopped. Lake Monroe went over the seawall, and water reached Seminole Boulevard, Marina Island, and homes in the Mayfair area. Some of those homes could be reached only by boat.

When water rises slowly and stays, materials soak for days, not hours. That changes the plan. More material usually has to come out, and drying takes longer. Older homes near the historic district may have wood framing and floor systems that hold water in ways a newer slab home doesn't. We take readings and explain the plan before work starts.

  2. 2Remove standing water and non-salvageable materials, with your approval.
  3. 3Dry and monitor until materials reach drying goals.

Sanford water damage questions

Water stood in the house for days. Can anything be dried in place?

Some framing and structural materials, yes. Drywall, insulation, and carpet that sat in lake or river water usually need to come out. We'll show you the readings.

Should we wait for the water to go down before calling?

Call now to get on the schedule and talk through safety. Work inside starts once it's safe to enter.

Can mold follow a flood like this?

It can if materials don't dry. See our mold remediation page (Florida Mold Remediator license MRSR4970).

Do you serve Lake Mary and Heathrow?

Yes, both are in our service area.
